Tenant Cautions
Please be sure you have full knowledge of both your rights and responsibilities before signing any type of lease. We strongly advise you not to rent without personally seeing the apartment and do not enter into any verbal rental agreements. Verbal contracts are binding in the state of Colorado. Additionally, Boulder law requires written leases. If you need a lease to use, we recommend the Boulder Model Lease which was prepared by a panel of attorneys, tenant representatives and city housing personnel. We encourage you to walk through inspections with your landlord. Do one inspection at the beginning (preferably before moving all of your things in) and one inspection at the end of your lease (preferably after moving all of your things out). The purpose of these inspections are to record existing damage caused by previous tenants, or those caused by you beyond normal wear and tear, and to negotiate repairs.
